Residential Estate Landscape Masterplan

Project Type: Private Residential

Location: Surrey

Scope of Work: Masterplan and Landscape Plan

Site Scale: Large estate garden and grounds

  • Project Overview

A 7-acre private estate in the English countryside reimagined by Xoxotica through a bespoke landscape masterplan. The design integrates a roof garden, lake house, and sculptural gardens into a cohesive, high-end environment that complements a major architectural redevelopment.

  • Design Highlights

    • Arrival Gardens: A sculptural approach sequence with ornamental grasses, mature rhododendrons, corten steel edging, and etched metal screens—blending land art with naturalistic planting.
    • Roof Garden: Positioned atop the pool building, this water-inspired space features reflective surfaces, fluid planting lines, and panoramic views.
    • Japanese Garden: A contemplative zone with earthworks, boulders, water features, and a cantilevered deck immersed in wild grasses.
    • Lake & Swimming Pond: A dual-purpose water feature combining ecological richness with recreational use, including decks, pontoons, and wetland planting.
    • Lake House: Strategically sited for axial views, the lake house anchors the landscape while harmonising with its natural setting.
  • Masterplan Approach

The estate was choreographed as a sequence of immersive garden rooms, each with distinct character and function. The design ensures seamless transitions between architecture and landscape, balancing bold gestures with ecological sensitivity.

  • Sustainability & Ethos

Every element reflects Xoxotica’s commitment to sustainable, context-sensitive design. From water management and biodiversity enhancement to material selection and spatial flow, the masterplan aligns with Landscape Institute guidance and embodies a holistic vision of luxury, ecology, and timeless elegance
